
Road construction is often one of the largest expenses in residential development. While asphalt and concrete paving are common in urban environments, these surfaces are not always necessary in rural housing projects.
In areas with lower traffic volumes, alternative road construction methods can provide reliable access at significantly lower cost.
A practical example can be seen in road improvements we did in one of the areas of San Jacinto County, Texas. Work focused on grading improvements and the installation of a stabilised chip-seal surface.




Construction began with shoulder grading and drainage preparation to ensure the road surface would properly shed water during rainfall. Proper drainage is essential to maintain long-term road durability.
After grading work was completed, the road surface was treated using epoxy granite chip seal, which combines a binding agent with crushed stone aggregate.
Chipseal creates a durable road surface while using far less material than traditional asphalt paving. It also improves traction and reduces dust on rural roads.
For affordable housing developments located outside dense urban areas, simplified road construction methods can dramatically reduce development costs while maintaining safe and reliable residential access.
